### What actually gets done, and why annually

Condenser coils cleared and temperatures measured before and after. Door gaskets tested with a note rather than by eye. The dryer duct cleared along its whole run and the outside flap checked while the machine is going. Dishwasher filter and spray arms. Water lines and filters on everything that uses them. None of it is dramatic and all of it is the difference between a compressor that lasts and one that does not, in a climate that is harder on all of it than the manuals assume.

What this involves

Condenser coils, gaskets and door seals checked and cleaned

Dryer duct and lint path, which is the one that matters most

Filters, drains and water lines on everything that uses water

Refrigeration first

Condenser coils cleared, gaskets checked all the way round, temperatures measured against what the panel claims, and the ice maker looked at while everything is accessible.

Laundry, and the duct first

The dryer duct cleared along its whole run and the outside flap checked while the machine is going. It is the one item on this list that is a safety matter as well as a performance one, and it is not inside the appliance, which is why it survives so many service calls.

Dishwasher filters and arms

The filter assembly out, cleaned and looked at — what comes off it says how the machine has been used. Both spray arms turned by hand and every jet checked, and on WaterWall machines the reflector's track.

Water everywhere it goes

Filters, supply lines and shut-off valves on the refrigerator and the dishwasher. In this water a cartridge past its interval restricts flow long before it stops it, and everything downstream works harder against the restriction.

Including the things that are fine. A maintenance visit that reports nothing is a visit you cannot compare with next year's.
